The Best Neighbourhoods in Sitges

Where to buy, area by area — character, prices and who each suits

Sitges is small but surprisingly varied: a prestige seafront quarter, a walkable family heart, sea-view hillsides and quieter inland villa areas, each with its own character and price. This guide profiles every prime neighbourhood so you can find the one that fits how you want to live.

Prices by area

Sitges averages around €5,983/m², but the range by area is wide. The Vinyet–Terramar district is the most expensive at roughly €6,041/m²; central apartments sit around €4,700/m²; and the Levantina–Montgavina–Quint Mar district averages around €3,580/m² (idealista, 2026). Newer premium developments such as La Plana now command far more, with new-build homes reaching around €10,000/m², and prime first-line seafront villas reach €10,000–€12,000/m² and beyond. Restored old-town townhouses and sea-view villas also trade above their area average. Figures vary by source and date, so treat them as a guide.

Seafront & prestige

Terramar is the grandest address — first-line villas, wide plots and the Terramar golf course along the western seafront. Aiguadolç, around the marina, is the place for sea-view apartments and penthouses with an easy lock-up-and-leave appeal. Both command a clear premium for their position on the water.

Family & central

Vinyet is the walkable family heart between the centre and the beach, close to schools and the sports club. The Centre and Old Town hold the town’s Modernista townhouses and the most characterful homes, steps from the market, restaurants and seafront. Can Pei adds accessible, residential family homes within easy reach of the centre and the train, while La Plana has become a sought-after premium enclave where new-build homes now reach around €10,000/m².

Hillside & value

La Levantina and Quint Mar climb the eastern hillside, trading walkability for open sea views, quiet and — on headline average — better value per square metre. Vallpineda, in the green hills toward Sant Pere de Ribes, offers detached family villas with gardens and pools at noticeably more house-for-the-budget than the seafront.

How to choose

Start from how you want to live. If walking everywhere matters, look at Vinyet, the Centre or Can Pei. If it is sea views and quiet, look up the hill to La Levantina or Quint Mar. If it is space and value, consider Vallpineda or Can Pei. And if it is first-line prestige, it is Terramar or the marina at Aiguadolç. What is the most exclusive neighbourhood in Sitges?

Terramar is the most prestigious — the planned garden quarter along the western seafront, home to the Terramar golf course and the town’s grandest first-line villas. Which is the best neighbourhood in Sitges for families?

Vinyet is the favoured family neighbourhood: flat, walkable, between the centre and the beach, and close to schools and the sports club. Can Pei, La Plana and Vallpineda are also popular with families for their accessible homes and quieter, residential feel.
