Most Sitges buyers are international, and many buy without relocating first. Here is how to run an efficient viewing trip and how to complete remotely by power of attorney.
Making a viewing trip count
Come with a clear brief and pre-qualified financing. A good local agent will line up a focused shortlist — including off-market homes — across one or two days, so you see the right properties rather than the most-advertised.
Spring and autumn give the best conditions for viewing, and for seeing the town at its best.
Completing by power of attorney
You do not have to be in Spain to complete. A power of attorney (poder) lets a trusted lawyer sign on your behalf — the NIE application, the arras contract and the notary deed. It is signed before a notary, in Spain or at a Spanish consulate, or apostilled from home.
This is how many of our international buyers complete without a second trip.
Who handles what
Your buyer’s agent sources and negotiates; an independent lawyer handles due diligence and the legal process; the bank handles any mortgage; the notary completes.
As your single point of contact, we coordinate them so you do not have to manage five parties across time zones.

Frequently asked questions
Can I buy property in Sitges without living in Spain?
Yes. Most Sitges buyers are international and many buy without relocating. With a power of attorney a lawyer can complete on your behalf, so you need not be present for every step.
What is a power of attorney for buying property?
A power of attorney (poder) authorises a trusted lawyer to act for you — applying for your NIE, signing the arras contract and completing at the notary. It is signed before a notary, at a consulate, or apostilled from home.
How many viewings do I need?
With a clear brief and a local agent shortlisting for you, a focused one or two days is often enough, especially when off-market homes are included. Video tours help narrow the list before you travel.
Do I have to be present at the notary to complete?
No. Completion can be done by power of attorney, with your lawyer signing the escritura on your behalf. Many international buyers complete this way.
