Two markets in one town, and why the average misleads

Gavà is really two towns. The inland centre is priced as a working town; Gavà Mar, the strip of detached houses and low blocks facing the beach, carries a clear premium. Any figure quoted for "Gavà" is an average of the two, and it describes neither.

The split that moves the price

Apartments run around €3,200/m², houses around €4,000/m² and villas around €5,200/m². The split between the inland centre and Gavà Mar moves the figure more than any other factor, including condition.

A buyer told that a house is "below the Gavà average" has been told nothing. We price against comparables from the same side of the coast road, which is the only comparison that means anything here.

Gavà Mar, and what to ask about it

The beachfront strip is low-density and tightly held, with a long open beach in front of it and Barcelona twenty kilometres away. Supply is limited and turnover is slow, which is exactly the pattern where an off-market approach earns its place.

Practical questions we settle before an offer: the community’s charges and reserves, aircraft noise, access to the beach, and whether works and pools were legalised.

Working between Gavà, Castelldefels and Barcelona

Many buyers looking at Gavà are also looking at Castelldefels and Viladecans, and the right answer often turns out to be the neighbouring town. Because we are retained by you and not by a listing, we can say so.

We search all three, compare them honestly on the terms that matter to you, and negotiate wherever the right house turns out to be.

Frequently asked questions

Do you act as a buyer's agent in Gavà?

Yes, across both the inland town and Gavà Mar, and alongside neighbouring Castelldefels and Viladecans where a buyer is comparing them.

How much does property cost in Gavà?

Apartments run around €3,200/m², houses around €4,000/m² and villas around €5,200/m². Gavà Mar, the beachfront strip, sits well above the inland town, so a single town-wide average is misleading.

What is the difference between Gavà and Gavà Mar?

Gavà is an inland town with its own centre, priced as a working town. Gavà Mar is the low-density residential strip on the other side of the coast road, facing a long open beach, and it carries a clear premium.

Should I buy in Gavà or Castelldefels?

They are neighbours with different characters and price levels, and for many buyers the honest answer is the other one. We search both and say which we would choose for your brief, because we are paid by you rather than by a listing.
