Prime districts, and what separates them
The Eixample, Sarrià, Sant Gervasi, Pedralbes and the Gothic and Born quarters are different markets rather than different addresses: period detail, lift and light in the Eixample; low-rise, leafy and family-oriented in Sarrià; low-density villas in Pedralbes; scarce, protected stock in the old city.
We shortlist against how you will use the flat, and we are candid about the ones that look better in photographs than in person: interior-facing bedrooms, a fourth floor without a lift, a terrace that is in shade from noon.
Regulation a listing will not tell you
Barcelona’s tourist-licence regime is being phased out to 2028, the rent cap applies to much of the city, and the seasonal-rental route that many investors relied on has been closed. A yield quoted in a listing may rest on an arrangement that no longer exists.
We establish the actual licence and tenancy position of a specific property before you offer, and we say plainly when the investment case does not survive the check.
