Barleigh Ellis advises on prime property in Barcelona — grand Eixample floors, Turó Park apartments and the villas of Pedralbes and Sarrià — with licensed, conflict-free representation and access to homes that are never advertised.
Where prime Barcelona is
Four districts carry the prime market, and they are not interchangeable. Pedralbes is the city’s most exclusive address: green, low-density, detached villas and gated estates alongside embassies and international schools. Sarrià is the village in the city, historic and family-oriented, with townhouses and villas and the strongest school provision.
Turó Park is a discreet ultra-prime pocket around the park itself, elegant apartment buildings a step removed from the noise. The Eixample is the most liquid prime market of the four: grand, high-ceilinged apartments with original Modernista detail, at their most valuable on Passeig de Gràcia.
What the guide values look like
In Pedralbes, prime apartments commonly run from around €1,000,000 to €4,000,000, while detached villas and gated estates range from roughly €4,000,000 to €15,000,000 and above. In Sarrià, apartments commonly run from around €600,000 to €2,500,000, with renovated stock in Tres Torres exceeding €9,000/m², and detached villas with gardens from roughly €3,000,000 to €8,000,000.
Turó Park apartments commonly run from around €700,000 to €3,000,000, rising to €5,000,000 and above for the finest homes facing the park. Classic Eixample apartments commonly run from around €500,000 to €2,500,000, rising to €3,000,000 and above for grand restored floors with Passeig de Gràcia frontage.
Why buyers use us in a city they do not live in
We act for one side, not both, so the advice you get is conflict-free. In a market where most agencies are instructed by the seller, that is the difference between being shown what is convenient and being shown what fits.
For international buyers we coordinate lawyers, notaries and banks, and can represent you remotely from the first viewing through to completion. Our own listings are in Sitges and the Garraf; in Barcelona we work as your side of the table, which is why nothing on this page is a sales pitch for stock we hold.
