Luxury Property on the Costa Brava

Sea-view villas and front-line homes from Begur to Palafrugell

Barleigh Ellis advises on prime property on the Costa Brava — sea-view villas above the coves of Begur, front-line homes on Aiguablava, and the seafront of Llafranc, Tamariu and Calella de Palafrugell — with licensed, conflict-free representation.

The coves are the market

On this coast value is set by the cove, not the town. Begur anchors it: a hilltop town under a medieval castle, ringed by Sa Riera, Sa Tuna, Aiguablava and Fornells, where sea-view villas command the region’s strongest figures. Aiguablava, the turquoise bay below it, holds the trophy front-line houses, and they are exceptionally scarce.

Palafrugell’s three coves divide by character. Llafranc is the most refined, with a marina, a promenade and villas climbing to the Sant Sebastià lighthouse. Tamariu is the smallest and most private, and so tightly held that scarcity alone keeps it among the most coveted addresses on the coast. Calella de Palafrugell is the most romantic, whitewashed houses and the arched fishermen’s voltes, protected from over-development.

What the guide values look like

In Begur, villas commonly run from around €800,000 to €8,000,000 and above, with sea views, proximity to a cove and plot size the principal drivers. On Aiguablava, villas commonly run from around €1,500,000 to €10,000,000 and above, where front-line position and sea access drive the very highest figures on the Costa Brava.

Llafranc runs from around €700,000 for apartments and townhouses to €5,000,000 and above for substantial sea-view villas. Tamariu villas commonly run from around €1,000,000 to €5,000,000 and above. Calella de Palafrugell runs from around €600,000 for village houses to €4,500,000 and above for villas with sea views, with authentic seafront houses commanding a scarcity premium.

Why so much of it never reaches a portal

The best houses on this coast change hands quietly. Many have been in the same family for decades, the owners are not in a hurry, and a public listing is the last thing they want. That is why a search run only from the portals tends to return the same tired stock month after month.

We act for one side, not both, so the advice you get is conflict-free, and for international buyers we coordinate lawyers, notaries and banks and can represent you remotely through to completion. Our own listings are in Sitges and the Garraf; on the Costa Brava we work as your side of the table.

Frequently asked questions

What counts as luxury property on the Costa Brava?

Sea views, proximity to a cove, plot size and privacy define the prime segment. In practice that means the villas above Begur’s coves, the front-line houses on Aiguablava, and sea-view homes in Llafranc, Tamariu and Calella de Palafrugell.

Where is the most expensive property on the Costa Brava?

Aiguablava, the bay below Begur, holds the highest values on the coast: front-line villas there commonly run from around €1,500,000 to €10,000,000 and above. Begur itself is the broadest prime market, from roughly €800,000 to €8,000,000.

How much does a sea-view villa on the Costa Brava cost?

As a guide, Begur villas run from around €800,000 to €8,000,000, Aiguablava from €1,500,000 to €10,000,000, Llafranc from €700,000 to €5,000,000, Tamariu from €1,000,000 to €5,000,000, and Calella de Palafrugell from €600,000 to €4,500,000. Figures are indicative and should be verified.

Is there off-market property on the Costa Brava?

A large share of the best houses trades quietly. Many are long-held family homes whose owners will not accept a public listing, so a search run only from the portals sees a fraction of the market. Buyer representation is how you reach the rest.

What are the costs of buying prime property in Spain?

Budget roughly 10–12% over the price in Catalonia: ITP transfer tax (10–13% on a sliding scale for resales) or 10% IVA plus 1.5% AJD on new-builds, plus notary, registry and legal fees.
