At the top of the Sitges market the work is not a louder version of the same job. Valuation where the comparables run out
The town average of around €5,987/m² describes the Sitges market in general and almost nothing at the top of it. Above a certain level there may be only a handful of genuinely comparable sales in a year, and half of those never appeared publicly, so an online estimate or a portal index is not a valuation, it is an average of the wrong houses.
We value from what actually changed hands, including quietly, and from the things that move a prime figure: first-line frontage against a sea view two streets back, plot and privacy, the architecture and who built it, whether the works are legalised, and what the house would cost to reproduce today.
The number we give you is the one we are prepared to defend to a buyer, which is not always the number that would win the instruction.
Discretion is a service, not a pose
A significant share of the higher-value homes in Sitges change hands without ever being advertised. Sometimes that is a preference; often it is a decision with a reason behind it, and the reason is nobody else’s business.
Where discretion is the instruction we do not publish the property at all. The home is taken to a named list of qualified buyers and to fellow agents under confidence, viewings are by appointment and by introduction, and we ask for proof of funds before a stranger walks through your hall. Nothing about the house goes to a portal, a newsletter or a social account.
The trade is real and we will set it out plainly: a private sale reaches fewer people than an open one. On the right house, in this market, fewer and better is the stronger position. On the wrong one it is not, and we will say so.
Presentation, and reach beyond the town
At this level presentation is not decoration. Professional photography, floor plans, film where the house earns it, and an honest written account of what the property is, including what it is not, because a buyer who feels managed on the first visit negotiates harder on the second.

That distribution is the practical argument for a prime instruction: the person who pays the most for a Sitges villa is often the person who was not looking for one in Sitges.
What to ask before you sign anything
Ask for the AICAT and API numbers and check them in the public registers rather than taking the claim from a website. Ask who will actually attend the viewings, and whether that is the person sitting in front of you. Ask whether they will sell the house off-market if you ask them to, and what they will do instead if you do not.
Ask who pays them and for what, in writing, before the mandate. And ask what they would refuse to do: an agency that has never turned down an instruction is telling you something about how it values yours.
