Resale homes: ITP transfer tax
Second-hand property pays ITP (Impost sobre Transmissions Patrimonials). Since the 2025 reform, Catalonia charges it on a progressive scale — each band applies only to the portion of the price within it:

Reduced rates and the 20% rate
Catalonia offers reduced ITP for a habitual residence — 5% for buyers aged 35 or under, large or single-parent families, people with a 65%+ disability and domestic-violence victims (each with an income limit), 7% for protected housing, and 4%/3% in certain rural municipalities. At the other end, a flat 20% applies to large holders (grans tenidors) and to whole-building purchases.
